Your Consultation begins with a meeting to assess your property inside and out. At that time detailed notes are taken, as well as "Before" digital photos. We will also give you invaluable Staging information, as well as creative tips and suggestions.

With the information in hand we will have one of our accredited ASP Home Staging Professionals prepare a full set of step-by-step instructions for your property at the Spotlight Staging offices. Upon our return we will then present this report, which includes full review of the inside and outside and also room-by-room.

Spotlight Staging provides Light 'Vignette' Style, 'Medium' and 'Model Home' Style Staging. We do as much or as little as you choose. If your home is vacant, we will rent just enough contemporary furnishings and accessories to make your home appear warm and inviting. This service includes everything necessary to transform your vacant property and keep costs as minimal as possible. We will do the creative design, furniture rental coordination, shopping, staging and de-staging. All options are open to how much or how little you want.

Open House Preparation

Spotlight Staging wants to help you prepare for your Open House. This service by Spotlight Staging includes meeting with you a day or two before your Open House to discuss and coordinate what needs to be done. Spotlight Staging will provide you with a checklist of tasks to be completed before your Open House. Spotlight Staging will arrive two hours before the Open House and review the checklist with you to ensure that all tasks were completed. Spotlight Staging Open House preparations include providing pleasant music, fresh flowers & fruit, and the preparation of fresh baked cookies or hors d'oeuvre's. Spotlight Staging will also stage the home by turning on all lights and opening window coverings and making sure that the home is odor free. Spotlight Staging is available to be present throughout the duration of the Open House or will return to remove any entertainment items and prepare the house for close.

1. Staging Consultation with Report.
This is a 10-15 page report that we prepare for your client with a generic check list of proven staging strategies that work AND a personalized staging strategy for their particular property. Spotlight Staging takes this report a step further than most other staging companies, and prioritizes which items should be done according to importance. We also suggest which items would give your client the most "bang for their buck". As the real estate agent, have Spotlight Staging give your client the guidance they need to prepare their property for sale on the open market so you can channel your energies into the marketing end of the transaction. This report is invaluable for the "do it your-selfer". After the client meets our suggestions, we will come out, fine tune with additional suggestions and take "after" photos that can be used on the Stagedhomes.com web site to promote your listing.

2. Staging Design Service.
My team and I can come into your listing and define the space in your client's home with their existing furniture and accessories.
We can do as little as one room or the entire house. We can add packing services as well to get those precious collectables put aside. We may recommend simplifying furniture and accessories. (Most people have too much, not too little).

3. Accessory Rental.
Many times with the above design service just a few accessories and/or plants are needed to give the home an updated and tasteful look that will appeal to the majority of potential buyers. We can rent accessories to your client at reasonable monthly rates

4. Vacant Property.
We can arrange for furniture and accessory rental for full model home look, light vignette-style staging or a combination of the two. This enables potential buyers to envision their own belongings in the home and can enhance the subject property's advantages while minimizing any potential negative features. Many times buyers will offer much less than listing price when they see a vacant property because they see potential desperation a seller may be facing with holding onto a vacant home; whether that is the case or not. Staging a vacant home "breathes life" into it.
